Frequently asked questions - Landonline Stage Two (conveyancing)

Caveats

What provision has been made for lodging a caveat?
Caveats must still be lodged in paper form. Caveats may be lodged via the post or 'Drop Box' at the relevant LINZ office. Most paper transactions are lodged in this manner. Counter lodgement is reserved for customers who wish to have their transaction entered in the Landonline system as a pending dealing immediately. An urgent caveat may also be lodged in this manner. This incurs an additional urgency fee of $20.

What if a caveat has been lodged in the manual system - how can you see its status in the electronic system?
By searching the title or pending dealing part of the search tree.

Why is registration of caveats not provided for?
Mainly because the grounds for the caveat have to be stated and it is difficult to standardise the grounds to enable full automation.
